FTB need help regarding making an offer

Hey Guys
just need a quick advise. we looked at a property we liked
when we went to make an offer at asking price we were told by EA that someone else has already made an offer on the property however we can still make an offer
whoever gets the survey done first basically proceeds with the application
now we are FTB so not sure if this is advisable ?
our broker is trying to arrange survey however EA has warned us that if the other party goes in first and we cant proceed there will still be a footprint on my credit report
can anyone shed some light on this pleas

Personally I would find another EA to deal with. Along with passing on this property.0

Has the EA said that if you use their broker then they will stop the other party getting in before you?I am a Mortgage Adviser

no , infact EA said he wouldnt advise to make an offer and just 1/2 hour ago he informed me that 3rd buyer has made an offer of higher amount then what the owner wanted and owner prefers to sell it to this buyer
strange world out there , but he said i can still go ahead with survey
things dont sounds right here , does it0 -
may be the other party is using their broker hence more profit :-(0
