Also note that you cannot delegate your legal responsibilities to your agent, the buck stops with you as landlord. Check exactly what they are doing, don't assume anything. Great post by G_M over on the 'House Buying' board that is often linked to referring to just some of the reams of legislation YOU as landlord needs to comply with. Many letting agents don't comply with the legislation, in some cases tenants can take landlords to court or bring in the Healthy and Safety Executive or Environmental Health at the local council.
