Please help: house purchase - no completion certificate?

    No there's no electrics certificate either for the extension, but that's no concern to us as all work has been quoted for and looked over by relevant trades who are finishing the job for us and we are more than happy with this. Obviously we will continue the work through to completion and get the certificate when finished. Having the certificate prior doesn't bother us as this is the sole reason we are picking up the place at a reasonable price and we have the funds to complete it.

    Will come to light during the purchase transaction and your solicitor will inform the lender. Decision is down to the lender.

    Ok, I have had a similar instance in the last 3 months with Nationwide.

    Client found a place that a couple owned who were splitting up. The basics had been done, but the finishing was a fair bit off.

    Nothing significant, hand rails, wall light fittings etc. etc.

    Told the lender upfront and predictably they said subject to valuation. Client went in with eyes open and the valuation was ok.

    Client specifically wanted to use their usual solicitor, who was not on panel and used a 3rd party to act for lender.

    3rd party wanted copy of the valuation and then decided that they wanted to check with Nationwide, that they were happy with the valuation they were already happy with.

    This then got stuck in Nationwide queue after queue for someone to take a decision. After my toys were thrown well and truly out, they finally agreed and the purchase completed.

    In a roundabout way, I am saying exactly what most others have said. This starts and finishes upon your Solicitor. The lender are currently happy and this will only change if the Solicitor is unhappy and flags it up to the lender.

    What you have said makes perfect sense, a final question, is it possible to change my solicitor at this stage if I require? We are at very earl stages in that solicitor has not yet received draft contract for sale so at present has done no real work for us? Or would this again cause again concern to the lender? If say I just said I'm not happy with how things are progressing and another solictior has agreed they could move along faster? Just that I have spoken with another solicitor today who said this will not be a problem and I have a better feeling about them? This is crazy, all I want to do is buy a house and finish some work :mad:
    Scared to discuss it with mine at present as if they say it's going to be a problem then it may start going down the conflict of Interest route and I lose the mortgage altogether! So need to know if I can just switch solicitors now before anything gets out of hand

    The solicitor will need to be approved by the lender or be on the lenders panel.

    Lenders can easily change your Solicitor at this point. It is a big fraud/issue indicator to them though to change a solicitors, so comes with a degree of risk.

    Has your Solicitor asked for a copy of the valuation?

    That will be an indicator that he/she is then likely to address any issues indicated within it.

  • Thanks again for the advice guys, and think I will stick with who I have for then Dave as not worth rocking the boat even more! Fingers crossed and I will let you know as my purchase develops.
