partner had bad credit but now got clear history and usuall banking facilities.Her bank told her that although shes clear they still look at it and couldnt provide her with a mortgage,did say other lenders probably would any help will be greatly appreciated.

she had iva but paid it off with a agreed lump sum about three years ago,her credit is showing clear and good.loan to value is aproximately 45k on a 120k max price,however it could also be much lower i,e.£90k price with same deposit.There will be approximately another available £20k in future but would rather keep that if possible.She earns £25k.0

A £45,000 mortgage on a £120,000 purchase?
That's a loan to value of 37.5%. If the purchase price drops to £90,000 and the mortgage stays at £45,000, that's an LTV of 50%.
Based on what you say, there should be some possibilities if the adverse credit is historic and falling off the credit file.
A broker would be the best port of call for such a case. Ask friends and relatives for a recommendation, failing that try https://www.unbiased.co.uk, switching off the "sponsored ads only" option, so a full list is displayed, not just the paid-for adverts.I am a mortgage broker.
