    I believe, on so many levels, that you and your boyfriend are making the right decision and am immensely relieved for you. You were very fortunate to be able to clear your Uni debts, but there is so much more at stake now, as well as a high chance of your target market turning bad sometime real soon, if it hasn't already!

    One thing you can be sure of now is that you can much more confidently plan your income and expenses over the next two years, and won't have the constant worry of 'but what if prices and/or rental incomes go down?'.

    As far as the outstanding fees go, you should have letters from both the Estate Agent and solicitor detailing exactly what is due and when. I think it's probably reasonable to assume that if a sum of money is not stated in writing as due until, say, exchange or completion then you won't have to pay it if you pull out before reaching that stage. Check the letters very closely, and don't offer any money that isn't clearly stated as being due.

    Hehe! I can see why some peole might want to shoot you if you're the bearer of bad news on what they thought was a sure-fire way to make a furtune...:p .......but I think I've always had doubts and this has just reiterated them. My bf is ringing the EA today and the solicitors, I'm too chicken (weird how they make you feel like that eh? being a grown woman and all that), So i'll let you nknow how much my aimless meander into unknown terriority has cost me in fees.

    Annie- I would like to be abe to get my hands on info about what flats/houses actually go for, but EA's never part with that info, do they?

    Susie, there are many websites now where you can look up actual sales prices for free, such as https://www.nethouseprices.com

    Note of caution when looking at prices sold for a new build though, it will often show a higher price than reality because the developer has thrown in discounts or paid stamp duty that doesn't show in the actual price.

    Subsidising the rent to the tune of £250 per month sounds frightening! What if the flat was empty for a few months? Sounds like you could quickly get into trouble. Good luck with whatever you decide.

    I looked on that website Red, and got some intersting info, thanks.

    I also got bf to call the EA today, but as they NEVER answer their phones, he only got to leave a message, detailing that we're not interested anymore, then scarpered- no doubt they'll miraculously be able to fit in a phonecall to me later though....

    As for the fees, I've lost 200 squid to the solicitor, who reckons he's doing me a favour by 'breaking even' after all the 'hard work' he's put into the paperwork thus far- this is !!!!!!!!, cos the SD form hadn't been done (I was intending to do that myself) and they hadn't even recieved my mortgage offer either! The only thing they had done was the searches, maybe not even all of them. grrrr!

    .....I haven't the energy to argue with them. Am also waiting to be given a bill by the financial advisor in the EA's. She will no doubt want her fee for finding me the mortgage product, even though its not going through.

    Ahhhh......you live and learn. I hope.

    You're very welcome :) Glad that I (along with the others here) was able to help you reach your decision. It's a shame about the fees but in my opinion a few hundred quid is nothing compared to peace of mind. Good luck.
