London property no longer looks so safe


(Reuters) - London's property is losing its attraction for investors as they start to venture out of 'safe havens' and worry that the city's prices look high given a slowing British economy.

A reputation as a safe place to park money during global market turmoil helped drive central London office prices up 52 percent between mid-2009 and the end of 2012. Prices in the smaller luxury residential market grew at a similar pace.

As investors feel calmer about the world in general, they are looking more closely at London property holdings.

"I cannot help but conclude that London is in bubble territory," said Ben Habib, Chief Executive of First Property Group (FSTP.L), which owns British and Polish real estate.

"The returns available are very low and capital values vulnerable to a shock."

  • london has been in a bubble for the last 13 years, and the prices are just crazy even with a 50% fall they will still be expensive, i have no idea how people survive in london never mind buying a place.

  • I'm not sure about it slowing any time soon - with the pound dropping against the Euro, prices are getting cheaper for rich Europeans looking to buy.

    We folk out here talk of our sigh of relief as we finnaly get out of London and back into the open fields. Just cannot abide hassle, parking issues, noise, smells and I just love the majesty and magic of rural Britain. This morning the mist interwoven with early sunshine was off the scale. Nothing built can compare.

    There are excellent other places than London. Some even have connections to London via things called railway lines.
