New Mortgage application

Hi i was wondering if anyone can help me or point me in the right direction.
I am trying to get a mortgage my purchase price is 170,000 on a property value of 190,000, my deposit is 60,000 so a 65%LTV. Problem i have is i only have 1 years address history and have only just added myself to the voters roll. I was knocked back by the Leeds because of this but i thought was that level of deposit someone would be prepared to take me on? Can anyone suggest anything or anyone? Thanks in advance

    Why do you only have one years?

    It could be possible by going to a lender that looks at the whole picture but if for instance you were in prison for the last 2 years then it might be a little different.

  • Thanks for your reply, its just through personal circumstances that i have only 1 year. But i havent been in prison or abroad or anything like that, just everything was in my ex name- even my wages went into her account. Do you know of a lender that would consider this? many thanks again

    You should still have registered onto the electoral role.

    As a form is sent to every home every year.

    Why not simply answer the original post?

    Having only one year address history shouldn't preclude you from a mortgage. Many lender's will accept past bank statements etc. for the prior two years as proof of residence. Go and talk to a broker and let him do the work.

    Failure to do so is a primary cause of fraud. I believe that legislation was being considered to fine persistant offenders.

    My response was a warning that it could cause issues.

    You should be ok with this, although some lenders are pickier than others, but with 30% deposit, there are lenders out there, definitely a broker job to save applying randomly.

    I will look into speaking to a mortgage brocker and take it from there- Wh05apk your not a mortgage advisor yourself by any chance are you? thanks again
