    I will be applying for mortgage with A&L or Halifax.

    I have a question:- I currently have 4 credit cards which I pay off in full every month. I do not have any outstanding debts but available credit of £9800.

    Will effect me in obtaining Mortgage?

    But because they have already seen my credit file would it be very likely that it would pass credit check? (and not wasting their time with application)

    As you can tell I’m a little nervous – just accepted an offer for my flat and need to get a mortgage sorted over next week!!

    That would indeed be the idea.

    Having seen the credit file and discussed with the lender, it should be agreed and then a full application should follow

    As long as the cards are cleared each month you will be fine, and they will not be affecting you

    Can i ask how they see your file without a credit search?

    As stated previously, you would need to get a copy of your credit file from Equifax or Experian

    YOu can then show this to the adviser - simple really
