Building A House

Hi All,

As I advised recently my uncle has planning permission to toss his existing bungalow and to put a replacement bungalow of the same site onto the site. The bungalow is beyond repair and he is keen to move asap.

What sort of prices are bungalows built for? This house will have 3 bedrooms a kitchen and a living room. I know it's a very vague question without more precise details, however I'm just looking for ball point figures so he can know what to expect when quotes start pouring in.

    About £60 per square foot. If there's extensive site works i.e. getting rid of the existing bungalow it will push the price up. I'd say you will be looking 140k for a 2200 square foot bungalow.

    Also budget for the price of the bathrooms and kitchen

    And also budget for the price of the siteworks too - so many new builds end up sitting in the middle of a field with a hardcore driveway as the money's run out.

    Also, budget about 10% of the total project cost as contingency.

    As you'll know Paul, it's very much a how long is a piece of string.

    Also worth bearing in mind that bungalows are much more expensive to build than 2 storey houses.

    Aye. Depends on the finish you want too. Also, there is a strong school of thought around going for eco friendly heating solutions, insulation, etc, so it depends how far you want to go with that.

    I'd say your £60 a square foot is a good stab at it, moving upwards depending on the quality of finish you want, plus then the allocations for the above.

    Always a balancing act between not underspending if you have the funds available, but at the same time, not overspending in that you may run out!

    One storey has twice the foundations and twice the roof. Plumbing is also cheaper on two storey as the bathrooms can be stacked.

    Do builders on sites charge less, e.g. if someone was buidling 10 houses or would the full rate of £60 per square foot apply?

    Duplication makes it much cheaper. A big builder would be paying much less than £60.

    That's what I thought, so for example the site owner has much greater flexibility in price the more properties are being built on that site?
