Mortgage exit

Hi,
Just been intouch with the Halifax and they say my mortgage exit fee is £73.50 based on the length (8 years) of our mortgage.
Less than the £225 originally quoted.
Does that seem about right?
Also, they say I need a solicitor to do something when I pay off the mortgage.
They can do 'it' for £50
Wondered what 'it' is?
thanks
