HI All
Bombshell of bad news dropped on me today! currently renting through a agency and my landlord has decided he has had enough of the UK and is moving to canada!! good for him!
Problem is as my property is 450 years old whilst he is living in canada he wants it to be renovated so he can rent out for a higher costs if he ever returns ( double glazing solar panels thermo water pumps etc )
I have until the end of the march to leave and i declared br in early dec, how do i go about renting somewhere new? what is classed as reasonable rental cost for family of 3? how do credit checks work etc?
Im really out of my depth and completely clueless as to what i need to do.
Please help

Hello,
Try not to panic, there are always options (some of which may not be suitable for you):-
1. Private Rental (look for ads in your local newspaper - these people rarely do any type of credit check they will just want to see proof of earnings and a reference from your current landlord). Googling "private rentals" should also do the trick.
2. Find a friend or family to be a guarantor. Almost all rental agencies accept this. The application and agreement is as normal but a loved one commits to making the payments if you fail to do so.
3. NEGOTIATE. Be upfront with the agent - tell them about your BR. Offer to pay a larger deposit to eliminate some risk.
I've rented 4 properties since going bankrupt using all 3 of the above and I've never missed out on the place I wanted. Of course, it's not as straightforward as a normal application... But perservere!!

do you know how much pcm is classed as acceptable as rental prices are quite high in our area0 -
If you enter into a contract, it is what it is! When I went BR I was a single person in a 3 bed home at £1200/month and there was no problem with the OR.
Is your concern about getting a new property or whether the OR will have a problem with the rental amount which would affect the monthly payment they may ask of you?0 -

currently paying £825 at moment and thats a bargain for 2 beds in our area we have looked today and cheapest we can see for 2/3 beds is £1100 and was concerned the OR would say no thats to much to take on0 -
No, it'll be fine. As long as you can show the contract for the rent - it will be OK. If you've entered into a payment scheme you will just need to explain the change of affairs to the official receiver who will make the necessary changes to the IPO/IPA accordingly.0
