There are lots of advisors who won't charge you a fee - don't be fobbed off by a 2.5% joker!

This sounds a pretty easy remortgage and you should be able to arrange this without any problems.

Thanks for your replies... feeling a bit more confident about it now so will try and find my own mortgage...
Also together with his 2.5% fee there were solicitors fees of £499 and surveyors fees of £350,,, is this usual? Can I expect to have to pay this amount?

This is such a straightforward scenario on the face of it

You should not be paying 2.5% fees - you can get a fee free whole of market adviser to arrange this for you no problem

Solicitor fees and survey fees may be applicable of you leave your current lender - however if it is best advice to leave your current lender, there are alos plenty deals out there that offer free legal fees, free basic mortgage valuations, and some ofer no arrangement/booking fees

Don't forget to take into account the mortgage exit fee to leave your current lender if that is the route you decide to take.

I have just spoken to my building society (Abbey) They have told me I have £900 redemption fees and the only way round this is to take the £20000 at 7.9 and then when the redemption term is up in Aug 2008 get a new rate for the whole lot. Will this be easier than remortgaging somewhere else?

Yes. It's probably not going to be worth paying £900 in redemption penalties as that's 4.5% of the £20k and you aren't likely to save a huge amount on your existing mortgage - indeed, if it's on a fixed rate from a year or two ago, you might have to pay more.
