    Looks like BTL is playing a major part in the property sector..
    The rise in BTL mortgages has been dramatic in the last decade or so...almost a balancing act with the lack of FTBs....
    As far as I can see you can rent a property costing 50-60% of your monthly salary...but you wouldn't get a mortgage on similar terms..
    The government and BoE will know all this so they are satisfied at the moment with the situation....keeping the market steady.

    Banks are happy to. As BTL borrowers are better risk than FTB's. Having put down (a) a sizable deposit (b) being existing homeowners.

    So banks have adequate cover (insurance) against market falls should they occur.
