    The Golden rule is that you are not obliged to meet an EAs mortgage advisor nor are you obliged to disclose your finances to them. Your solicitor may give them reassurances as to your ability to purchase and that is all that is required. If they dont handle your offer,mail it direct to the vendor.

    The Agent is required (under the EA Act 1979) to ensure the applicant has the means to proceed to unconditional exchange of contracts within a reasonable timescale and many interpret that as;-

    - a request to speak to the in-house adviser
    - to provide evidence of deposit
    - to provide evidence of mortgageability.

    As an EA adviser, I interpreted that as mu queue to ask a few questions and tell the negotiators they were fine. I didn't view it as a right to the business.

    Sadly, the "qualification of offer" process is viewed by certain agents of a way of getting business they should have no right to...

    We've been really lucky that my husband has only just collected his last payslip for January (we only took October-December to Countrywide) and that was all the lender required for our mortgage application.

    Found a really good independent broker with no fee so it's all worked out fine and the slimey 'advisor' didn't get what she wanted :)

    We will be a lot more clued up next time we are selling or remortgaging!
