Hi, I've just been on the phone to Santander (current lender), regarding my fixed rate(3.35%) offer ending May this year. With a LTV of 38% and outstanding mortgage of £65000, they offered a 2 year fixed at 2.49% with £799 fee or a 2 year fixed 2.89% with no fees. I was also offered a 2 year tracker at 2.69% with £799 fee or 2 year tracker at 2.99% no fees. I'm going to check out other lenders before I make any decisions though.

Factor in legal costs if remortgaging to another lender.0

Look at products with free legals or a cashback to pay your legal fees. In addition, there are plenty of products with a free valuation.
If you do decide to remortgage, don't forget to factor-in Santander's £225 discharge fee.I am a mortgage broker.
