Mortgage for a property worth 30,000, possible?

So, I've seen a house I like, its priced at £30,000, I think I could probably get it (or a similar property) for £25,000.
I have a deposit of around £5000.

I earn under £10,000pa, however doing the figures I could easily afford monthly expenses etc.

Whats my chances of geting a mortgage?

A house for 30k? Where is it? Is it habitable? Seems very cheap. Has it got a short lease term remaining?

Middlesbrough, the house is freehold, perfecly habitable and pleasant.
Plenty of choice too in that price range.

Smaller building societies tend to have lower minimum valuations and lower minimum loans. Have a look at societies local to your area.
