I only have experience with them from a joint account Alliance and Leicester takeover point of view and that wasnt so great. I've heard bad stories on the mortgage side and this forum is full of them. Most of the issues have been around low property valuations meaning people stay on a worse LTV so at the 70% mark you should escape being a victim of this.

Personally with my current position when im at the time for renewal I expect to only just be in the next LTV bracket and a low valuation would exclude me from a better deal which is why I will avoid them.

I have to agree that Santander are a total nightmare to deal with and the general insurance they try and sell you, don't get me started. My career began with them when was old Abbey and were a solid lender but no longer, they are skint and I have been told by people still there that they are really picky these days. The customer facing service is fine and they give good training to their staff. The problem is with underwriting and processing and the constant delays and waiting times for this to be done. Naturally all lenders have their ups and downs but having given them more chances than I should over the past 3 years I always warn my clients of the likely delays before submitting anything to them. Northern Rock are usually pretty good with processing a case just their affordability calculations can be a bit tight. HSBC offer great headline rates but they decline far more than they accept and rarely give any reason why they have declined what looks like a good case. I've had a few clients complain that they applied for the headline rate just to be declined but later offered a less attractive rate. The idea being they have snagged the customer and started the process so will they really start shopping around again. Not sure about direct rates but Nationwide look pretty good at 3.09% 5 yr fixed today with £999 fees and £360 val. Their processing is pretty good on the whole but this is NOT me advising you. Naturally i would say see a broker but either way best of luck and just my 2 cents.
