Help with Sipp commercial mortgage/domestic mortgage

I havent been on here for ages, but now need some help peeps...I want someone /anyone who has knowledge of arranging a sipp with a commercial mortgage, and also a domestic mortgage too..buying a business with a house too. Many thanks in advance,

generally speaking, you can't buy residential property w/in a SIPP. Apart from some limited circumstances such as owners accomodation w/in a hotel.

but that is the issue with a kennels business..you have to live on site so therefore its included in sale price.

Just don't think you can own it in a sipp, sorry.

Unless you could split the land for the house/kennels and mtg them seperately.

You need to search for "exotic"/ bespoke SIPP providers who will deal in non-standard investments and sound them out about whether they would be able to help. Curtis Banks is one, but there are others.

They may be able to get advance clearance (or rejection) from HMRC, but as stated above, residential property is generally non-SIPPable except in limited circumstances. Some of the providers' websites have very detailed checklists regarding what they will accept and not accept.
