I need to discharge a 2nd charge on my property

I need to discharge a 2nd charge on my property, which as I understand it is relatively simple matter and for a solicitor, shouldn't take to much work, but the conveyancing solicitor I've approached is asking for £450! Firstly I'd like to know if this fee is fair or should I look for another solicitor. Secondly, since the 2nd charge is an individual and we have agreed the amount payable, can we discharge the charge ourselves, or do we need solicitors to do it, bearing in my solicitors were involved when the loan was given and the charge registered in the first place.
Thanks
Thanks

The link to our online Practice Guide and forms should assist you to complete the registration aspects of the charge's removal.
Do note that if you make the application yourselves then you will also need to provide evidence of identity - see Public Guide 20 as well
From a registration perspective there is no requirement to use a solicitor/conveyancer to make the application. On paper such matters may appear very straightforward and often can be but the fee charged is for their professional services including presumably legal advice etc.“Official Company Representative

Thanks for the advice. Since my mum was the guarantor for the loan and she is re-paying the loan on my behalf, would it be better for me to use a solicitor to remove the charge? It sounds like I would be able to take care of the charge aspect, but in terms of the loan and liability, should I maybe stick to using a solicitor?0

Other posters will have to advise on that I am afraid as not within our remit as it would constitute legal advice.
Removing the charge from the register is reasonably straightforward providing you complete the relevant forms corrcetly and comply with the ID requirements.
The wider impact (if any) re the loan and liability are essentially 'off the register' and as such not something Land Registry would be aware of.“Official Company Representative
