Halifax Mortgage into Sole Name

Hi all,
My ex and I have a joint mortgage on a property which I want to take over myself.
Back in 2008 we bought the property at 21 and got a key public sector worker homebuy scheme.
We paid £124,995 for the house and Zoopla put it at £135,000 now.
The shared equity deal is for 31% and we have a repayment mortgage which is at £78,000 now.
I want to take the mortgage on myself, I now have had a promotion and earn £35,000 (started in December 2012) however I was in financial hardship and am in 3 months (agreed) arrears with Halifax.
Do you think there will be a substantial issue in trying to get her name off the mortgage given the mortgage arrears on the account? I know that might sound silly but I have a good job now and thought that they would take this into consideration.
Any thoughts?
