Getting a mortgage with a default

Hi everyone,
My first post and I really hope someone out there can offer me some advice as I'm a little out of my depth!
My wife and I are in the process of looking for a new house as we need more space as we're expecting our second child. We have found the perfect property and last week visited a morgage advisor. To get to the point he called me on Friday to say there was a problem with my credit rating which was a surprise as I thought it was perfect!
I opened an account with equifax and there it was a default with Vodafone a year ago for £37. It turned out to be a mix up of addresses - they were sending bills to my old address which I obviously wasn't getting or expecting as I thought I had ended the contract! I phoned them and paid it immediately and they promised it would be removed but reading this forum it seems that it may just be changed to 'settled'.
Please, can someone offer me any hope! I really don't know what to do now. It seems crazy that I won't be able to get an affordable mortgage when we have a 25% deposit and the default was over such a small amount! Are there any particular lenders which people can recommend?
This is really stressing me to the point that I can think of nothing else, I can hardly sleep.

Do lenders look into the details when they make a decision or is it simply a case of 'computer says no'?0 -

Lenders vary so there's no hard and fast rule.
Having 2 dependents may well impact the amount you able to borrow.0 -
Your broker should know where to place this given the details provided.
It should no impact you hugely given the value of the default, so long as your broker knows his/her onions.
Some mainstream lenders may well have the computer say no approach, although there will be those who do not and Building Societies with comparable rates.

i'm exactly in the same position as you. expanding family, applied for a mortgage for a house we love and I have a default for a satisfied old vodafone account.
i've got in touch with 6 brokers and commence discussions tomorrow with the alternative lenders etc but in the mean time i'm trying to appeal to Vodafone to remove the default as its proving extremely difficult to obtain a mortgage and one with reasonable rates.
let me know how you get on and if there's anything I can add from my experience I will advise.

Vodaphone are total scum. My mum who is new to mobile phone contracts tried to remortgage last month only to find she couldnt due to a default left by vodaphone last year. Apparently vodaphone never recived her letter cancelling her contract after the 2 years was up. I guess she knows not to be so trusting and to send recorded delivery next time with her new contracted

Just to update the thread to confirm that I've picked matters up for you via your thread here.Vodaphone are total scum. Lee thankyou for getting in touch about this matter but to be honest she has contacted vodaphone already who were less than helpful and the damage has been done. Unless you or someone else at Vodaphone have the power to remove the defaults is there really much point.0
