Mortgage for family.

My mother is selling her house for around 100k and would like to buy a house that is 140k. She does not have the extra 40k or the ability to get a mortgage due to age.

I would like to get a mortgage for the 40k and she would live there for ever. The whole house would be in my name. Effectively she will be giving me the 100k so she can live in a better house for ever.


Would I need to do this as a buy to let mortgage? But she would not pay rent.


Should just i get another personal mortgage? But I would not be living there, just her?


Get a bank loan for 40k?


Any other suggestions?


There are no inheritance tax issues due to the small value but I am aware that may be issues of care if she goes in a home.
