The advisors on here cant tell you any specific lenders as it could be deemed as advice, as there is nowhere near enough info its impossible to do.

You have a broker on this, trust them to find something. A buy to let mortgage will be higher than a residential mortgage. I dont think you will get a residential even with an "adverse" lender.

If you dont trust your broker or your not happy with what they suggest you can always see another but you probably wont get too much info on here that your advisor wont be able to provide knowing all the relevant information about you - all the info they would/should have taken down in the initial factfind.

Thank you all for the replies. We are just really struggling for someone to give us a mortgage - high street lenders are a definate no no so was hoping someone may point me in the direction of a mortgage lender who would consider our situation - I realise the interest will be higher but I am desperate to stay here and I know we can pay the repayments - its just so frustrating. Any advice would be so much appreciated, Sara x

The trouble is all your lodgers could walk out en masse, then would you be able to manage a mortgage,

So any mortgage would be assessed only on your benefits
