Hi all,
After some advise please, this forum always has a wealth of knowledge.
Im a first time buyer, im at the point now where im looking to appoint a conveyancing solicitor but i have no idea what costs to expect - ive budgeted for all eventualities but point being i dont want to get ripped off!!!
The property im buying is new build, so there is no chain and as im a first time buyer theres no selling involved on my part. The property is shared ownership and the housing association have given me details of who they recommend. I dont particularly want to use that firm as it seemed as if the housing association didnt want me to shop around????, and alarm bells started ringing when they only recommended one and gave me their business card!!!
Can anyone give me a rough idea of fees given the above?? and also what is involved in the conveyancing process so i know what i should be paying for?
Thanks in advance!

Fee
VAT
Stamp duty
Local search
Environmental Search
Telegraphic transfer fee
Land registry fee
Possible engrossment charges (newbuild)
Some firms might levy an extra fee for the stamp duty return (even if none payable) and work on the lease.
Ask a few solicitors for quotes. They will itemise everything for you.I am a mortgage broker. Make sure you use a solicitor who is experienced in shared ownership properties/leases.
Conveyancing is well regulated and your solicitor will most likely also be acting for your lender, so just because recommended by HA would not mean they would not be acting in your interest.
Our HA had list of four recommended solicitors to get quotes from - fees were similar and we went with the one I had the best personal connection with (who turned out to be golden in our case).0 -
Ring around a few solicitors and get some quotes, and make sure to include a "no purchase - no fee" clause.
Provide purchase price etc. and I can then provide a comparitive quote to assist you.0 -
