They all offer interest-only, or they are simply better rates?

FD and HSBC require a repayment vehicle in place which something we dont have in place. In regars to Post Office they do not cater RTB.

    Any other ideas?

How do you intend to repay the mortgage?

Eventually....due to financial reason I can only commit 5 years IO but if feasible will be making annual overpayment. Plan is after 5 years remortgage to a decent repayment plan.

If you can only afford interest only then it is likely to fail affordability. The affordability will be assessed on repayment regardless. If you can't afford the mortgage on repayment then you need to consider very carefully whether you should even be considering it.
