Applying for a mortgage after divorce

Hi. Does anyone know what the chances are (or if it is even possible) to apply for a obtain a mortgage after divorce. Would my (ex) husbands credit rating be taken into account even though we are divorced? We don't own any property together or have any other mortgage (both joint or separate) and all our finances, bank accts etc are all entirely separate too. I have never been linked to him financially, so no joint applications, and all my accounts etc are in fact still in my maiden name. Thanks!

    You are massively over complicating this and going down a road you do not want to go down.

    We can all see your other posts where you are not divorced and therefore the question is irrelevant.

    You have been quite rightly told that selecting the correct lender for your circumstances, will mean other things being equal that you will be able to get a mortgage in your own name.

    Do not start lying in advance to a lender as this is more likely to result in it untangling badly for you.

    Either hunt down and pay for a broker to ensure this goes smoothly, or tell the truth to the lender of your choice. There is no middle ground.

    I would not be lying. My husband and I would actually consider getting divorced if it came to it. Hence my question. But thanks for patronising me so publicly!

    It was not meant to be patronising, rather a reality check.

    Tell the lender the truth always, many lenders do not have issues with sole name and married people. You even declare he will be living there and he signs the occupancy non interest forms.

    Gifted deposit from your parents will be fine.

    Plenty of people apply for a sole mortgage when married.

    As long as he is declared as an occupant and signs the consent to mortgage form, as Dave said, it should be fine.

    I know it sounds a bit crazy, guess I'm just very desperate! But yes, I am over complicating things. I think I shall spend today hunting for a mortgage broker, just wanted to go in there with my eyes wide open, if that makes sense.
