    If that's the case then sensible landlords should be wondering why a) letting agents are able to make so much money whilst risking zero capital and b) if tenants can pay so much for rent why share it with letting agents.

    Indeed, in essence, there is no change on where the money comes from or goes to, it's just channeled a different way.

    The OP didn;t mention anything about increased profit, just that the increased costs were then passed on to the tenants

    Nollag's tenants' rents are certainly soaring. Lucky residents in his BTL empire currently experience a 10% rent hike every single month. I don't what that works out per year but it must be a fair whack. Perhaps Nollag's monumental rent surges are skewing the average somewhat?

    I find it better to discuss points in hand and preferably with facts or statistics to make ones point instead of trying to induce a flaming spiral
    A 'flaming spiral' is a heated argument electronic style. Usually caused by people with diametrically opposite views who will not back down. This can be very disruptive to a conference and should be avoided at all costs
