First Time Buyer Help!

Hi there,

After saving for a massive deposit (£16,000) for quite a while now, I am finally looking to buy my own place. Thing is though, I’m wanting to make as informed decision as I possibly can before taking the plunge. I’m based on the east coast of Scotland and looking into buying a 2 bedroom place in the Dundee area, Scotland – isn’t too expensive compared to other cities. Had ideas of letting the second room out under the rent-a-room tax free scheme. My salary at the moment is £22,000 but should rise to £26,000 over the next few years.

Would it be worth my while speaking to an IFA about this or finding a mortgage broker? I have no idea how they work or how they charge for their services. Is it a case of phoning up and booking an appointment? I’m currently at the stage of getting as much information as possible and essentially I want to compare as much of the market for the best deal. Also, seeing as I’m a first time buyer can I use that in any way to my advantage for negotiation purposes?

Aside from looking at the estate agents for property on the market, is there any other means of finding property – for example auctions? Again, I’m just thinking of options that might not be apparent.

I’m obviously aware that people here can only state their opinion and it’d be in my best interests to seek professional advice. Would appreciate any input or help to point me in the right direction.
