    Well, before mortgaging, you need to look for a suitable house for you, so that you do not move out without any space to live. Look for a house which is in a secured society.

  • thanks for that, that is what I was kinda assumming... for me personally would be a no brainer... sell and pay everything off... the child that is at college...do they live away from home or still living at home but going to college if that makes sense? again personally I wouldnt be in too much of a rush to jump into another mortgage to be honest.... if the child at college is living away from home, I would find a nice 1/2 bed to rent and live a little without the worries month to month on mortgage etc 220k mortgage is still gonna be a substantial noose round your neck lol yes there will be no debts however will be another 20 years of mortgage payments roughly the same as you are paying now even with the £60k to put down. As I said that would be my personal choice...

    I can't work out if your child is still living at home or living away at college? If it's just you how about renting out your house for a year or two and you renting a room in someone else's house (near work so no travel costs either?) so you can throw money at your debts?

    I know it'd not be much fun but knowing you had an end date...?

    Have you explored/researched/considered shared ownership as an option? Could possibly be a good fit...although I haven't got a clue about criteria or how each scheme in different regions of the UK operate or define eligibility...
    I work within the voluntary sector, supporting vulnerable people to rebuild their lives.
