Best mortgage deal

Hello,
Due to fall off my fixed rate at the end of march so have been looking around. The fixed rate at the mo is 5.29. Balance 110k. Svr is 4.99. I have rang current provider and they can offer me a 4.29 fix for 2 years.
House was new three years ago - listed at 175k I got it for 146.5 however a neighbour has sold at 130k can someone determine a ltv ratio for me? I have been looking at 75%
I am not sure what I want to go for I have found a 2 year fix at 2.99 with £500 fee at Yorkshire bs or 3.19 is available a lot with no product fee.
Or a 5 year fix at 3.49 with the post office? I'm not adverse to a tracker but the lowest one I found was 3.19 for 0.4% I might has well have the security of 5 years.
We plan to take the mortgage over 13 years.
Anyone know of anything better? Or have any pearls of wisdom?

based on that sold price you're currently at 85% ltv.
In terms of deals then that's your decision, doesn't look like rate area going up much for a few years but a fix might give you more comfort.
Might be worth listing earnings also, and any debt, as this can impact the deals you can get, both positively and negatively.0
