A quick question about renting

Hello, I have not posted for a while, but am now 60 days away from AD :):). This year has gone really quickly, can't believe we are nearly there, 3 years after my 1st post on here!
We have just been given notice by our landlord that he is intending to sell the property and has given us 4 months notice......gutted but at least we have some time to look.We have been here 18 months. When we move we will be discharged from BR, but obviously won't pass the credit checks at letting agents. My father has agreed to be a guarantor for us....do you think we will have any luck at renting from the main estate agents, as private lets are pretty much non-existent round here? Does anyone have any experience with this? Many thanks x

    You could try somewhere like gumtree or spareroom website. I know sometimes couple rooms come up on the spareroom (Im assuming you are a couple?). O.K it will be a little more difficult for you but not impossible.
    Another option may be to offer 6 months rent upfront instead of a gurantor.
    I'm not bankrupt but don't earn much and have to rely on benefits but my LL didn't want a guarantor/6 months rent up front and wanted 6 weeks deposit instead of 4 (and I thought I'd struggle but this was private). Another option would be to get a statement from the bank/your landlord showing all the rent payments and that you have made them all on time. I think you will have more luck going private though as estate agents don't tend to be very flexible in their criteria, they will charge you for a credit check as well, not only that but you don't know if they are passing your offer of a guarantor onto the actual agent.
    You've got 4 months, do you think your current landlord would be amenable to you going earlier if you found somewhere?

  • Thank you for replying. We will need a house as we have 2 children, and currently live in a 3 bedroom semi which is perfect for our size family. I have looked on Gumtree and local paper each week for the past year (out of interest) and nothing has come up that fits our needs (have looked at 2 bedroom places too), so not really holding out much hope for a private landlord :(.
    Think I will just have to be completely up front about our position and see what response I get :/

    If you speak to the estate agents, and be honest and explain the situation, they will tell you what their criteria is.

    We spoke to some recently, and most of them told me I would need a guarantor who is in employment and earning over £35k per year.
  • Hey ... I'm not in BR yet just starting the process :-( but we are in an IVA and have spoke to many letting agencies about renting and poor credit IVA and pending BR .... They said ultimately it's up to the land lord as they just act as an agency's... If u fail credit they may ask for guarantor and 3-6 months rent in advance and employer references ... We. Due to start out agreement in morning and land lord is really nice he said as long as we have a guarantor he's happy with normal lett g process of 1 months rent in advance ... I would honestly ring letting agencies and explain situation and see xxx
