Offset Mortgage Against Sole Trader Income??

Hi, I Have Recently Been Selling Quite A Bit On Ebay And Am In The Process Of Registering As A Sole Trader. Last Year I Was Living At Home And Understand I Can Offest Rent I Paid My Parents For My Stock Room Against The Profit I Made. But This Year I Am Moving Into My Own House, And Wondered How Much Of My Mortgage I Can Offset As Part Of The Business Expenses, Iv Heard A Figure Of 30-40% Mentioned Before, Can Anyone Shed Any Light On This? Thanks
