Mortgage scheme question

Ok. I've done a heap of research on here and elsewhere, but thought I'd ask as I'm confused!
I'm needing to move in the next couple of months (staying at parents temporarily and need to decide whether to sign up to rent sonewhere new or not) and thinking I could see if I could get a mortgage, as the payments would be lower than rent. I have a salary of £42k and a 5% deposit (-I know it's small!). I have seen about the Local Authority Mortgage Scheme and wanted to ask about the level of clean credit history required! I have some arrangement to pay showing from about 14 months ago, have no debt and low outgoings. Properties are around the £165k mark here plus negotiation...
Would those black marks effectively mean I couldn't get onto a scheme like this? I spoke to mortgage broke who suggested it might be ok to apply to nationwide or Newcastle building society.
Any advice? Is it just pie in the sky??

Should add that I've seen flats for more like £145k too, so the numbers could be ok if it weren't for my credit history!0

Why not live at home for a while and put a decent deposit together ?

Thanks for the reply but this isn't an option, due to space, the expensive 2.5 hour commute and other family issues. It was just temporary as I had an operation, but there is no spare room and its in a remote area with no transport links! - Can't return to previous rented accommodation either.
Any advice on my mortgage chances?0
