need help with odd mortgage application problem

Hello all,

I was wondering if anyone could advise me about my mortgage application. I have decided to get a first mortgage on a property in northern Ireland the problem is my work is in London. The reason for this my fiance who was from NI was killed in a accident in Oct and I want a house to visit her grave and be close to her family at weekends.

I have also taken a unpaid absence of leave from work until march and have moved out of my flat in London I will move in with a friend from work. The mortage company Newcastle BS are asking my work for a reference who will say ive left but wil be coming back in March also they will be asking my landlord for a reference. Will this be a problem?

I don't know why they are being so funny I have excellent credit they even asked me why I had such a large amount in my bank account statements??

I own 2 houses already in Belfast and these are owned outright but are in the process of renovation is there anything I could do as in mortgage these to buy the new house?

Thanks in advance

Shane

    Firstly sorry for your loss.

In terms of the mortgage you working in London and having a residential property in Ireland will raise many questions? The lender will suspect you are using a residential mortgage in order to get a better rate and then let the property, especially if they become aware of you haveing 2 others in Belfast.

With 2 unencumbered properties (no mortgages) you may be better looking at options for raisong finance from these in order to acquire the new property. Once renovated and let then the rent would potentially finance the new purchase.

Speak to a broker to see what options you have.

    Good luck

Thanks for your condolences. Well I have written a statement explaining the reasons of wanting a mortgage etc and offered death certs as proof. They don't know about the 2 I own to be honest I was more worried about the fact technicaly I haven't got a job even though I could walk back into work tomorrow and start my work will only give a ref saying I have left but can restart at any time and my start date is march. Does this mean I am screwed? im annoyed with my mortgage broker she knew al this now I have paid a mortgage fee for nothing
