2nd property mortgage

i want to buy a flat in london, but unsure if any of the banks will give me a 2nd home mortgage, or worried that the down payment will be massive. anyone know of solid lenders who i might talk to. i am self employed, which may make it even more complex!

Please expand on your current situation - property value, mortgage, rate, credit profile and likelihood of obtaining consent to let from lender and freeholder, if leasehold.
New situation - property purchase price, deposit net profit for last three years and so on...
