New Build Council Tax Banding Seems High

We have recently moved from a 3 bedroom house to a 4 bedroom house and the council tax banding has increased from C to F. It is a much bigger house and has more floor space but enough to merit an increase of £800 a year??

The house we've moved into is a new build. I have asked the Valuation agency to send me an appeal (proposal) form but I have no idea how to actually appeal on a new build as all the other houses of the same type on our estate are all listed as band F.

I have used a website called Project Analyser as a guide and they are indicating it should be a band D (sorry as a new user can't post the actual link)

The Nationwide have indicated it should be a band E.

Does anyone have any advice of how to appeal the banding? How do they evaluate it? (is it based on the floor space?)
