Council Tax Banding Seems Too high

We have recently moved from a 3 bedroom house to a 4 bedroom house and the council tax banding has increased from C to F.
The house we've moved into is a new build. I have asked the Valuation agency to send me an appeal (proposal) form but I have no idea how to actually appeal on a new build as all the other houses of the same type on our estate are all listed as band F.
I have used a website called Project Analyser as a guide and they are indicating it should be a band D (sorry as a new user can't post the actual link)
The Nationwide have indicated it should be a band E.
Does anyone have any advice of how to appeal the banding? How do they evaluate it? (is it based on the floor space?)

It's based on what it would have been worth in 1991. Bit hard to work out as it's a new build but there's no harm in submitting an appeal. If you win everyone on your street should win too so get together with your neighbours and submit claims.
Advice is just state the facts...say that you don't think it could be an F band as similar F band properties in your area are listed for sale at a significantly higher price. You'll need examples. Show a few other properties in your area that are similarly price to yours and have better specifications but are in a lower band and that will help a lot.
You'll need to do a lot of reading of the property for sale ad's and doing a lot of walking but it'll be worth it.:footie:

I have found 3 very similar sized properties in the area which are in and around the price our house cost but are a band lower so have sent off their details with my appeal.
I know it's another argument but council tax is a rip off really. I have moved from a band c house to what has been classified as a band f house but the services I am using from the local authorities have not changed.0 -
Council Tax is a tax on the occupation of residential property which goes toward funding local government spending. It is not a direct payment for "services" received by the taxpayer,If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
