    sorry one more question, if i was to add this fee to the next mortgage, who would be a good lender and woudl it be much cheaper?

    Any lender will let you add the fee to the new mortgage, assuming your incomes are enough for them to agree the mortgage for you.

    I would just say be very careful before doing anything, as you should really look at the figures carefully before looking to leave and pay the penalty
