Need help making sense of survey

Hi all. Hoping someone can help. We are in the process of buying a house. Just received our mortgage offer in the post and we were expecting to get the full survey back on the house we are buying but all we have is a sheet which is the mortgage valuation summary. It states that the house has been valued at what are paying. However in the last paragraph under general remarks it says this:

The general condition of the property appears consistent with it's age and type of construction but some elements of the property are ageing and likely to require attention. Flat roof covering have a short lifespan and can fail without warning.


This sounds worrying to me but no further information is given after this. Who do we contact to see the full report and where do we go from here. Would hate to have to spend money on a new roof shortly after moving in.

Any advise would be very much appreciated

  • Its a standard paragraph that generally appears on the report when the valuer hasnt anthing to add. It was probably copied amd pasted from the one he did 3 hours earlier. Money well spent......a least the value came in
  • Thanks Simon. Should we have received the full survey report and not just a summary. Would it be worth chasing that up. It really did sound worrying. Seems to suggest that the roof might collapse or something. Still can't help worrying. House buying is so not for me. After this I am never moving again. Far too stressful. Is it worth getting a roofer to check the roof again.

    What you'll receive depends on the survey you opt for. Sounds like you have had a basic survey which primarily serves to meet the requirements of the lender.

    Flat roofs have a limited lifespan. Typically 10-20 years before they start to leak.

    It sounds like you've received the lender's valuation. The surveyor will usually forward on the more detailed report a day or two later - assuming you paid for one.

    If you paid for a valuation , it usually is just one sheet of paper.

    If you paid for a home buyers report, that's usually about 3 - 4 pages long.

    The comments about the flat roof are bog standard - it's just to bring it to the lenders (and your attention), but it hasn't affected your offer.

    I've been told that flat roofs have an average lifespan of about 15 years, so it's something you might need to budget for in due course, the comments on the valuation are just there for you to consider

    Thanks all. Re- assuring that it is a standard phrase. We chose to have a homebuyer's report on the application form that we filled and gave our debit card details for payment. Just checked my bank and no payment has been taken. Seems to me there been some sort of error made and only the basic valuation has taken place. What do we do now. This is so stressful.
  • Our mortgage broker sent us a form to fill out. It wasn't one from the building society that we are taking the mortgage with but one of their own forms. I think he used the form to fill out an online form with lender. I wonder if he has requested the wrong valuation. I will have to call him tomorrow. If this is the case, is it worth now request a homebuyers report.
  • Okay, I promise to stop being a pest. Last question (for the today at least) but does the mortgage lender normally send the results of the home buyer's report if it has been one through them or does the surveyor send it directly to us. Just wondering if the full report is actually on it's way to us from the surveyor. just seems strange that only a mortgage valuation has been done when we requested a home buyer's report.

  • Homebuyers tend to go out with the offer, unless mortgage declined whilst processing then you can ring and get a copy as you have paid for it.

    Id be concerned you had a basic val done on a purchase and you havent paid for one ie money debited!!!!!!!

    You've seen the property. So will have a good indication of its overall condition.

    Older properties are not maintenance free. Like running a car. Things will need replacement with wear and tear, and not forgetting age.

    So having a contingency pot is advisable. Sellers will not disclose all the small jobs they've put off doing.
