Usually a vendor will want you to have had a survey carried out before they take the house off the market.
Many estate agents will not mark a board as sold or u/offer untill the survey is back & the house buying process is proceeding. Most on the ball estate agents want to know finance is in place before even sending buyers to view a property, also that your house has an offer accepted on it.
One estate agent I sold through about 10 or so years ago didn't have the sold sign put up till the day of completion.
I was amused to notice it had suddenly changed from being for sale to sold as the removal men arrived to take my belongings to my new home. He was one agent who obviously didn't like to take chances with buyers pulling out at the last minute.:rotfl: :rotfl: The bigger the bargain, the better I feel.
