Mortgage advice needed

Hello,

I am new to this forum and I am needing advice on where to find any good mortgage deals and your opinion on whether or not me and my partner are in a good position to be accepted for a mortgage.

We have a £30,000 deposit and are looking to buy our first house for around £100,000. I am currently on maternity leave and I am due to return to work in July and my partner started his job in August so has only been there for 4 months, will either of these situations hinder our chances?

We did a credit report through Experian on ourselves and my credit score is 'Fair' and I have a score of 833 and my partner is 'Excellent' and has got a score of 973.

Any advice is greatly welcomed.

    You dont say what your incomes are, also has your partner been in continuous employment or was there a period of unemployment before he started the job?

  • Sorry I forgot to mention these factors, my income is £12,000 per annum and my partners is £14,000. There isn't a gap in either of our employment history's.

    Providing your employer is prepared to confirm you will be returning to work it should be fine. Thats based on the info you have given, without knowing a lot more its impossible to give a more definitive answer.

    Are you in receipt of maternity pay now?
    Im just thinking about you being able to afford the mortgage between when you complete and June.

  • I am currently receiving maternity pay of around £750 per month however this is due to drop to around £600 in a few months but we have £7,000 extra set aside to help with the shortfall of the mortgage payments until I return to work.

    I am going to write my work a letter of my intention and also provide a day that I would like to return to work then I should receive a letter from them confirming that I have given my word I'm returning to work.
