Hiya everyone, Will appreiate any advice given :)

Due to my partners credit rating we have only been able to get one mortgage offer and we have a choice between ;

Stepped Discount for 3 Years
412
4.29% (Year 1),
5.29% (Year 2),
5.29% (Year 3)
Over all ; 5.50% APR
90%
Yes
Scheme fee; 1.00%

0.50% Discount for 2 Years
414
4.99%
Over all ; 5.60%
APR90%
Yes
Scheme fee; 0.75%

Both variable.

My second question is I really want a fixed rate mortgage..is it easy to change mortages at the end of 2/3 years? Are thier extra charges?

Thanks.
