First mortgage..just don't no where to start!

Hiya everyone, Will appreiate any advice given

Due to my partners credit rating we have only been able to get one mortgage offer and we have a choice between ;

My second question is I really want a fixed rate mortgage..is it easy to change mortages at the end of 2/3 years? Are thier extra charges?
