Low cost sipp for commercial property

Hi folks,
I have a sipp that I wish to use to buy a small woodland, my current provider doesn't allow commercial property to be held within the sipp.
From searching online there appears to be a number of providers allowing property, although the charges are quite prohibitive, including high annual fees, fees to allow me to purchase property etc etc. Does anyone know of a provider that may be better value and perhaps one geared up for the various steps in the process.
Thanks for any advice, especially from people with experience of a similar purchase.

Plans that allow unusual investments like that are typically more expensive as they are not being cross subsidised by other means.I am an Independent Financial Adviser (IFA). Generally speaking, low cost SIPPs don't offer much support for esoteric investments. Only a couple come to mind, and they would require IFA involvement as they see this as high-risk business that they don't want to allow clients to arrange on their own.The_Mansie wrote: »Hi folks,

Our 'go-to' provider for Commercial Property is Suffolk Life.
But, as mentioned, you shouldn't be concerned with cost for this sort of Investment, that's not why you're doing it.
Also, Commercial Property investment should be arranged with an IFA, it's not a straightforward process.
