My mortgage with A and L is up for renewal. Santander have obviously taken over, but i would like to look at other companies. I am a single mum, self employed, maintenance and tax credits need to be taken into account for me to obtain a new mortgage. I was thinking about a fixed mortgage over the longest period possible. I need to borrow about 50% of value of the house. Eldest child is 16.
I know it will be hard to get a new mortgage, and rather than wasting a brokers time, i thought i'd ask here first.

You can have a look at the mortgage best buy tables, but just because theyre the best buys doesnt mean you will be accepted with that particular lender - a lot will depend on what tax credits, whether the maintenance is court or CSA ordered, how many years accounts you have and what they show and also the amount your looking to borrow.
Your best bet is probably to go and see an advisor, they can spend an hour or so doing a factfind with you and then go off to see what they can find.
Its not wasting their time, we earn our money by trying to find a solution so i wouldnt worry about that too much.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Working and child tax credits, court awarded maintenance, 5 years accounts, although they dont show much!, looking to borrow £115k over 24 years.0 -
Your eldest child being 16 means that presumably tax credits and maybe some maintenance will be stopping in the next 2 years.
Its difficult to say without knowing more info on here but a mortgage advisor will do a factfind with you and will be able to let you know if its realistic or not.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
