Mortgage on a Temporary Contract

I have recently split from my husband and would like to take on the mortgage and pay him off myself. The problem is I am only on a years contract at the moment and also I would need them to take into account maintenance and possibly tax credits (but I may be ok with just the maintenance taken into account).

I am currently with Principality Building society. I intend to speak to them soon to discuss this but I would like to know if I am being realistic?? I would be asking for 60% LTV after adding on to pay him off and I dont have much debt. Just a credit card bill which I am paying off at the moment and should be clear in 4 months time. So I can easily afford it but realistically what are my chances?

    How long is left on your contract?
    Im not sure principality will do this for you.

    Is the maintenance court or CSA ordered?
    If so how much is it?
    If not then it wont usually be taken into account.

    How much is your annual income?
    How much are you intending to borrow?
    How much is on your credit card?

    I think with that info we should be able to give you an indication.

  • I am only three months into my contract. My salary is 18000, maintenance 3600 plus 2000 working tax credit which they will take into account (its an option on the mortgage calculator on the website but maintenance isnt). I need to borrow around 88K which is just under what the mortgage calculater says I can Borrow. The house is worth between 150K and 160K.

    The maintenance is not officially written down but he said he would legally agree if necessary.

    My Credit card bill is £2000 which I intend to clear over the next 4 months which I can do.
