Halifax rejection appeal be successful?

Hello,
My husband and I have applied for a mortgage with halifax got a decision in principle went to full application but got declined, my husband has a default which is only 15 months old, this is in dispute with a old bank account Santander and the financial ombudmons is investigating the default was for £27.00 but with charges £110.00 he did not no about the default until we checked his credit report (long story) anyway mortgage was declined, we have appealed this and will find out more tommorow, the manager at halifax mortages advised us to write a letter explaining what the default is etc and why which we have done so! We have perfect credit otherwise we both got a credit card each to build our credit we clear it on full each month, we also have a deposit off £110.000 so only need a mortage for £125.000 what do you think the chances are of this appeal being successfull?

  • We don't know your full situation and only Halifax can advise what they will do.

    One thing to bear in mind is that Halifax are not 'hungry for business' so have little incentive to assist.

    If they do say no, you should get placed elsewhere, but make sure you use an experienced broker.

    I used to work for the Halifax, processing mortgage applications.

    I was made redundant three years ago, but at that time, the business assessors generally would only consider approving an appeal in your situation was if the default was registered due to an error.

    Possibly if the outcome of the referal to the Ombudsman is in your favour the Halifax may consider approving your appeal. But as the Ombudsman process is not quick you probably won't get a decision in time.

    My feeling is, unless you can prove the default was registered in error, your appeal would be declined.

  • Thank you we have proved to Santander but they are saying tough :( the ombudsman are positive so well just need too see what happens thank you tho! It's such a tiny amount that is the really frustrating thing

    Unfortunately a default is a default irrespective of the amount. There's no obligation on a financial institution to remove.

    Have seen these accrued charges leading to a default a few times and the Ombudsman do not like the banks doing this for a meagre amount as yours. Especially when it is charges on charges.

    Ensure the default lender knows you are actively looking for a mortgage and that this is hurting. The FSA will not be mad keen to see them not helping..

    That said, on a more frustrating note; as said Halifax are incredibly unlikely to overturn this.

    Start looking at your other options.
