    They have restricted your loan to value based upon your credit score. I am assuming you have either had no credit, or very little or it is not showing on Experian who BOS do their preliminary checks with.

    They would lend you 65% of the value you require, so you will need a 35% deposit..

    Sure you can do the maths yourself, but you are not going to get this at 90% LTV - no chance.

    Some Building Societies do not credit score. Many cannot be accessed by brokers, particularly at 90% so you should try those. Start with your local one.

    Then maybe consider all the lenders that do not allow borkers, such as HSBC, CO - OP, F Direct, Britannia, Tescos and so on (I haven't checked if they do 90%).

    As this is a money saving site I feel this is fair.

    OP has been in employment for 2 months; which one of the list would be happy with that??

  • Cheers Dave - appreciate the honesty and it is pretty much what I thought.

    I have no adverse credit history as I have paid everything on time etc. and have been trying to build a score up, but I haven't really got any significant credit in the first place.

    As I say I am pretty young and have obviously only been in my job for a short period of time so think need to let this go for now and continue building my credit score, saving a deposit and increasing my time in employment.
