I would get the mortgage adviser to confirm the surveyor will get the results back in time for the auction. The timing sounds a bit tight to me and you do not want to offer at the auction unless you have the successful survey results back.
More properties will come on the market. Don't go mad over this property, if it is cheap it is possibly because it us not mortgageable with a normal residential mortgage which would only make resale difficult.
Properties with commercial elements often sell to cash buyers hence why they are cheap.0
