Mortgage help please!!

Hi all,
My wife and I bought our house in 2006 on a 100% mortgage with Northern Rock, we now owe around what the house is worth but we really need to upgrade to a 3 bedroom because we have 2 children (1 boy and 1 girl).

But a couple of years ago we got in to some trouble with some credit cards which is now sorted and they are all payed off, but it has left a dent in our credit file, mine is poor and my wives is fair.

Which leanders would we be able to use? i was going to port our mortgage with NRAM but i understand from reading other posts that it involves a complete new application so this may not be possible.

I should mention that approx £12k of the mortgage is a unsecured loan as it was a together mortgage.

Any help would be muchly appreciated:)

    it would depend upon the prospective loan to value figure
    incomes and the income multiple
    and exactly what the credit files say
    level of debts

    Please give us an idea of mortgage balance, unsecured loan balance and property value.

    Add in any missed payment, defaults and CCJ dates registered and value.

    Lastly, what are your respective incomes

    We will then be able to give you a more credible idea on your chances of a solution...
