Help - want to move

Hope someone can help please - we want to move home, currently have outstanding mortgage of £22 000. Require a new mortgage of £57 000 as we can put down £162 000, over 12 years.
Not too good credit history, I have default back to October 2006, but settled in full December 2006 for £5 200. Also have 2 missed mortgage payments in Nov & Dec 2007, but paid in full by instalments over 6 months to June 2008.
We have no credit cards or store cards, and apart from our mortgage have one loan with £8 000 outstanding and 4 years left to run. Never missed a payment on this.
Both in full time employment, earning a joint income of £50000
Have spoken to our curent lender today who says will probably be declined as they do not allow any lending where there has been missed mortgage payments in the past, even 4 years ago! They will check with their underwriter on Monday as we do have a very low LTV and let me know. Think I am going to be disappointed come Monday:(

If your existing lender does decline you, obtain your experian, equifax and call credit reports and hunt down a broker.
I would say it was highly likely they will be able to sort out a mortgage given the information provided...
